What to include

What actually needs a signature varies by transaction, but the documents that move fastest as e-signatures are:

  • Purchase agreements and counteroffers. where speed matters most in a competitive market.
  • Addenda and amendments. financing contingencies, repair requests, deadline extensions.
  • Seller disclosure forms. required in most states before or during the offer process.
  • Listing agreements. between a seller and their agent.
  • A signature block for every party. this is where Sign's fields go, one per signer.

Real estate transactions often involve documents that legally require notarization or a licensed closing agent, most commonly the deed itself at closing, not the purchase agreement or its addenda. Sign produces a simple electronic signature, valid for most contract documents in a transaction, but it does not replace notarization where your state requires it. When in doubt, check with your agent, title company, or a real estate attorney about which specific documents in your transaction need to be notarized.

Questions

Can an e-signed purchase agreement hold up if the deal is contested?

An e-signature on a purchase agreement meets ESIGN Act / UETA requirements the same as any other contract: consent, a deliberate act of signing, and a full audit trail (timestamp, IP address, document hash). That's the same legal bar a wet signature has to clear.

What about the closing documents and the deed?

Those are typically handled by a title company or closing attorney and often require notarization or in-person signing, which Sign doesn't provide. Sign is for the contract documents leading up to closing, not the closing package itself.

Can I reuse the same document layout for every buyer?

Yes. Save a purchase agreement or disclosure form's field layout as a template once, then reuse it for each new transaction.
